Commercial Plumbing

Commercially licensed plumbers serving businesses across Snohomish County

Built for Commercial Work

Many residential plumbers aren't legally licensed for commercial work. Restaurant kitchens, retail buildouts, multi-unit buildings, and industrial sites all require commercial credentialing — credentialing that Stollwerck Plumbing & Sewer holds.

That distinction matters. Inspectors, property managers, and Health Department officials all want documentation that the plumber on site is properly licensed and insured for the work being done. We bring it.

Property managers, business owners, and contractors across Mukilteo, Everett, Lynnwood, Edmonds, and the surrounding area rely on us for reliable, code-compliant work. We show up when scheduled, document our work, and keep your operation running.

Need a single trusted plumber across multiple properties? We work with property management companies on scheduled maintenance and emergency response.

Common Commercial Plumbing Issues We Solve

Commercial Kitchen Drains

Restaurant kitchens generate constant grease, food debris, and water volume. Symptoms — slow drains, gurgling, foul odors — usually mean grease buildup or a partially clogged line. We service grease traps and grease interceptors, hydro-jet main kitchen lines, and keep food-service drains code-compliant. Office kitchen drains see less abuse but aren't immune: misuse of garbage disposals and soap/food collection still cause clogs.

Restroom Plumbing

Public restrooms have multiple sinks, toilets, urinals, and floor drains in close proximity. Soap, paper towel debris, and hair clog supply lines and drains. We repair Flushometers, replace failing flush valves, fix leaking supply lines, and bring restrooms back into code — including ADA fixtures and clearances when required.

Floor Drains

Floor drains in restrooms, kitchens, warehouses, and production areas are easy to ignore until they back up or dry out. A dry floor-drain trap lets sewer gas into the building. We clean drains, refill traps to block sewer gas, scope lines to diagnose deeper blockages, and repair where the line itself has failed.

Commercial Water Heaters & Tankless

Slow heat-up, short hot-water duration, or rust in the tank can mean the liner has corroded — and a tank failure can damage inventory and stop operations. Rule of thumb: if the unit is 7+ years old and the repair costs more than half a replacement, replace it. For break rooms or smaller hot-water needs, tankless water heaters offer space-saving design, cleaner water, and longer service life.

Sewer Line Repair on Commercial Properties

Drain cleaning may not reach the actual problem when it's in the side sewer. Video inspection finds the failure point — cracks, root damage, corrosion, or freeze-related breaks. From there we choose the right repair, often trenchless pipe repair when the existing line is structurally sufficient, to minimize downtime and disruption to operations.
