Real Commercial Work in Everett
In March 2026 we walked an entire manufacturing plant in south Everett with the facilities manager. Makoa and Logan went room by room and wrote up every fixture group in the building: the main entrance restroom, the office men's and women's rooms, the office kitchenette, two production-floor restroom groups, a bathroom inside the production cage, a second production-floor kitchen, and two utility rooms.
That is a lot of plumbing. The west-wall women's room alone holds five wall-hung water closets — one ADA — four sinks, and two showers. The men's room across from it adds two urinals, three more wall-hung toilets, four sinks, and two shower stalls.
What the walkthrough turned up was not dramatic, and that is the point: cracking rubber where tailpieces meet the sinks, corroded set screws holding faucets down, a hot angle stop that had failed so one sink ran cold only, patina on the vacuum-breaker nuts of two flushometers, a urinal leaking from the handle, one flushometer overdue for a rebuild, and a mop-sink faucet dripping from the spout adapter. Also on the list: a Bosch on-demand water heater with a 2002 date on it, still running.
Two of the building's water heaters we had installed ourselves, manufactured July and September 2023. That is the shape of a commercial relationship — you are not called once, you are the plumber who knows the building.
Two days after the walkthrough we were back for a single fixture: a Smith brand trap with a primer pickup, in a sink at the back of the facility, that had corroded through completely. Logan documented the pattern number, noted that the grid strainer would leak on reassembly and needed replacing too, and priced it.

Commercial Kitchen Drains
Restaurant kitchens generate constant grease, food debris, and water volume. Slow drains, gurgling, and odors usually mean grease buildup or a partially blocked line. We service grease traps and interceptors, hydro-jet main kitchen lines, and keep food-service drains compliant.
Restroom Plumbing at Volume
Public restrooms concentrate sinks, toilets, urinals, and floor drains in a small area, and they fail in small ways constantly — cracked tailpiece rubber, corroded faucet fasteners, a flushometer that no longer delivers a full flush. We repair and rebuild rather than replace whole fixture groups where the fixtures are sound.
Floor Drains
Floor drains in restrooms, kitchens, and production areas are easy to ignore until they back up or dry out. A dry trap lets sewer gas into the building. We clean drains, refill traps, scope lines to find deeper blockages, and repair where the line itself has failed.
Commercial Water Heaters
Slow recovery, short hot-water duration, or rust in the tank can mean the liner has gone, and a tank failure can stop operations. Rule of thumb: seven-plus years old and a repair costing more than half a replacement means replace it.
Sewer Lines on Commercial Property
Drain cleaning does not reach a problem that lives in the side sewer. Video inspection finds the failure point — cracks, roots, corrosion — and from there trenchless repair often keeps the building open while the work happens.

Do I need a commercially licensed plumber for my business?
Yes, for most commercial work. Commercial buildings fall under different code requirements than houses, and inspectors, property managers, and Health Department officials will ask for documentation that the plumber on site is licensed and insured for commercial work. Many residential plumbers are not. We are, under Washington license STOLLPL780CJ.
What does a commercial plumbing call cost?
Our commercial dispatch and evaluation fee is higher than our residential rate. The difference covers the longer diagnostic time a commercial building takes — multiple fixture groups, restricted access, and coordination with staff or tenants. Repair work is quoted separately once we have seen the building.
Can you work on prevailing-wage and public-works projects?
Yes. We carry insurance above the Washington state mandate and are current on prevailing-wage requirements, which is what public and municipally funded projects require. We have billed prevailing-wage administration on twenty jobs in the past thirteen months, so the paperwork is routine rather than a first-time exercise.
Should a flushometer be rebuilt or replaced?
Rebuild it in most cases. A flushometer that flushes weakly, runs on, or leaks at the handle usually needs a new internal kit rather than a new valve, and the body outlasts several rebuilds. Replace it when the body is pitted, the vacuum breaker assembly is corroded through, or parts are no longer available.
Do you work with property managers across multiple buildings?
Yes, and that is most of our commercial work. One licensed plumber across a portfolio means consistent documentation, predictable scheduling, and someone who already knows where the shutoffs are. We document every visit and coordinate directly with tenants when the work sits inside a leased space.
