When Plumbing Won't Wait
Plumbing emergencies don't plan around your schedule. A burst pipe, a sewer backup, a water heater that gives up the morning of a family visit — these need a fast, expert response.
Stollwerck Plumbing & Sewer prioritizes emergency calls across our service area: from Mukilteo to Lynnwood, Bothell to Edmonds, Mountlake Terrace to Everett, Lake Stevens to Snohomish, Marysville to Whidbey Island. Our commercially licensed plumbers come fully stocked and ready to fix it on the first trip.
Even in an emergency, we don't do quick fixes or band-aid repairs — just quality work done right the first time, backed by our 1-year guarantee.
Step 1 right now: shut off the affected water supply (the fixture valve or the main shut-off near your meter). Step 2: call us at 425-374-3909.

While You Wait for the Plumber
Quick action while we're on the way reduces damage and repair cost. Here's what to do for the most common plumbing emergencies — and what NOT to do.
Stop the Source If You Can
Almost every emergency gets smaller if you can stop the water (or the gas) at the source. Most fixtures have a shut-off valve right next to them — toilets, sinks, dishwashers, washing machines, and water heaters all have an angle stop or supply valve. Turn the handle clockwise to close.
Find Your Main Water Shut-Off
For a major leak — burst pipe, ruptured supply line — close the main water shut-off to the house. It's usually in the garage, the crawl space, or near the water meter outside. Turn it fully clockwise. Once the house is dry, open a faucet on the lowest floor to relieve pressure.
Catch What You Can
Slow drips and small leaks: place a bucket, pan, or towel under the leak. Watch for water bubbles or sagging in drywall ceilings or walls — that means water is pooling above and needs attention before the ceiling fails.
Emergency Gas Shut-Off
Strong smell of gas? Evacuate the building first — people and pets, no exceptions. Don't flip switches or use phones inside. From outside, call 911 or Puget Sound Energy's emergency line (1-888-225-5773). The main gas valve is usually next to the meter; a pipe wrench rotates it a quarter turn to shut off. Never relight pilots or appliances yourself — that requires a licensed plumber.
Emergency Water Heater Shut-Off
If a water heater is leaking badly, shut off the cold water at the supply valve above the tank. Turn off the gas at the thermostat (or flip the breaker for an electric unit). Attach a garden hose to the drain valve at the bottom and run it to a lower drain. Open a hot-water faucet upstairs to break the vacuum, and carefully open the relief valve on top — caution, it can release scalding steam.
When in doubt, leave the building and call us from a safe distance. Property is replaceable; people aren't.
Commercial Emergencies
A plumbing emergency in a restaurant, retail space, multi-unit building, or warehouse isn't just damage — it's lost revenue with every hour the doors stay closed. Our commercially licensed team responds fast and works around your hours of operation when we can.
Common commercial emergencies we handle: full grease traps, broken Flushometers, clogged hand sinks, sewer backups in food-service kitchens, water heater failures in tenant spaces, and emergency leak repair across multi-unit residential properties. Property managers, restaurant owners, and tenants across Snohomish County rely on us for fast, code-compliant emergency response.
