Toilet Repair in Lynnwood, WA

Clogs, overflows, failed resets and badly plumbed toilet lines fixed across Lynnwood, from City Center to Martha Lake, Lake Serene and Lake Stickney

Stollwerck Plumbing & Sewer repairs, resets and replaces toilets across Lynnwood, including the neighborhoods north of the city limits that share its mailing address. We clear the clog, but we also look at why it happened, because a toilet that keeps clogging usually has a problem in the pipe below it, not in the bowl.

Real Toilet Work in Lynnwood

A Toilet That Clogged Every Month, Near Lake Serene

In November 2025 a homeowner near Lake Serene called about a leak in the crawl space. Logan and Connor traced it to a failed shower drain, cut it out and installed a new no-caulk drain, then filled the shower pan with half an inch of water while one of them watched from below. No leaks.

While they were there, the master toilet was clogged again. The homeowner said it clogged about once a month. After augering it, Logan went under the house to see why. The toilet had no vent, the first four feet of its drain were not graded, and the line made a short-turn ninety into the main. The shower had no vent either. He recommended rebuilding the toilet run with a mechanical vent in the crawl space, so the walls upstairs would not have to be opened.

Three weeks later they came back and did it. They cut out the toilet line that had been run flat and, in places, backward, lowered the pipe before the ninety so the whole run now falls toward the main, added the mechanical vent in the crawl, and tied the two-inch lavatory drain back into the three-inch wye. With the toilet reset and flushed, it emptied cleanly, and the flange was dry from below.

A Remodel Reset Done Over, in the Picnic Point Area

In May 2026, after a bathroom remodel, a homeowner asked us to look at the new toilet they had bought. The tile company had pulled the old one and partly set the new one, and when Chase pulled it again he found the horned wax ring installed upside down, the bolts loose, and thinset still on the flange. He scraped the flange clean, remounted the toilet on new hardware, flushed it eight times to check the seal, sealed the base, and checked the tank-to-bowl joint and the supply line for leaks.

What We Do for Lynnwood Toilets

Clogs and Overflows

We auger the toilet first. When a toilet overflows every time other fixtures run, the clog is in the main, and we clear it from a cleanout or through the toilet flange.

Pull and Reset

A toilet that rocks or leaks at the base gets pulled, a new wax ring and bolts, and is reset, flushed repeatedly and sealed.

Drain Line Corrections

A toilet that clogs on a schedule usually has a drain that is flat, backgraded or unvented. We regrade the run and add venting, often from the crawl space.

Replacement

We install toilets we supply or ones you bought, and check the rough-in before you order. Our toilet repair page covers the work across the county.

Lynnwood Toilet Problems, Neighborhood by Neighborhood

Martha Lake, Lake Serene and Lake Stickney: Lynnwood Addresses Outside the City

Much of what people call Lynnwood, north of the city limits, is unincorporated Snohomish County with a Lynnwood mailing address. Plumbing permits there come from Snohomish County Planning and Development Services, not the City of Lynnwood, so we confirm which side of the line a house sits on before we pull a permit for a drain rebuild like the one near Lake Serene.

Pockets of Septic North of the City

Most of these neighborhoods are on sewer, but not every house. In December 2025 a homeowner near Lake Stickney had a slow toilet they had already plunged and augered, and because the house is on septic they did not want anything pushed farther down the line. Connor and Logan pulled the toilet instead and fished out the blockage with needle-nose pliers and two long screwdrivers: the detachable head of a toilet scrub brush. They reset the toilet and checked it for leaks.

North Lynnwood Mains Without a Cleanout

Older houses in North Lynnwood do not always have a cleanout. In August 2026 a main-floor toilet there overflowed whenever anyone ran water in the house. With no cleanout to work from, Willie and Logan pulled the toilet and ran the machine down the main through the flange, about sixty feet out. A camera found a ball of toilet paper about twenty feet out; they worked the cable on it, then ran the camera all the way to the city main to confirm the line was clear before resetting the toilet.

City Center and the Highway 99 Corridor

Inside the city limits much of our toilet work is in offices and retail buildings. At one office building in January 2026, a second-floor urinal that rumbled and overfilled turned out to have a 1.6-gallon cartridge in a fixture rated for 1.0, and Logan rebuilt it to the right flush. Our Lynnwood commercial plumbing page covers that side of the city.

How We Handle a Lynnwood Toilet Call

1

Ask What Else Is Slow

One slow toilet is a toilet problem. A toilet that overflows when the sink or the washer runs is a main line problem.

2

Clear It the Gentlest Way That Works

Auger first, pull the toilet when something solid is stuck or when there is no other access to the main.

3

Look Below

From the crawl space we can see the flange, the grade of the drain and whether it is vented.

4

Test Before We Seal

Every reset is flushed repeatedly before the base is sealed, and we tell you how long to wait before using it.

Lynnwood Toilet Repair Questions

My Lynnwood toilet clogs about once a month. Is it the toilet or the pipe?

A monthly clog is almost always the pipe. Near Lake Serene in 2025, Logan found a toilet drain with no vent and four feet of line with no fall to it. Augering only bought another month. Regrading the run and adding a mechanical vent in the crawl space is what stopped the clogs.

My address says Lynnwood, but I am outside the city. Who issues the plumbing permit?

Snohomish County does. Lynnwood addresses around Martha Lake, Lake Serene, Lake Stickney and North Lynnwood are mostly unincorporated, so a permit for work like a drain rebuild comes from Snohomish County Planning and Development Services, not the City of Lynnwood. We check which jurisdiction your house is in before we apply.

Can I auger my toilet if my house is on septic?

You can, but if something solid is stuck, pushing it on toward the tank is the wrong move. Near Lake Stickney in 2025, Connor and Logan pulled the toilet instead and lifted out a detachable scrub brush head with pliers and long screwdrivers. Pulling and resetting a toilet is a short job and keeps the object out of the line.

A tile crew reset our toilet after a remodel. Why does it leak or rock?

Usually the wax seal or the mounting was not done right. In the Picnic Point area in 2026, Chase pulled a toilet a tile company had set and found the wax ring upside down, the bolts loose and thinset left on the flange. A clean flange, new hardware and a proper reset fixed it.

Why does my toilet overflow when we run the sink or the washer?

Because the clog is in the main drain below the toilet, and the toilet is the lowest opening for that water to come up through. In North Lynnwood in 2026, a ball of toilet paper twenty feet down the main made a toilet overflow whenever water ran. Clearing the main, not the toilet, fixed it.
