The Complete Seattle Plumbing & Sewer Winterization Guide

Seattle-area winters can be deceptively damaging. Even mild freeze events catch homeowners off-guard, and when they do, the resulting pipe bursts, sewer backups, and leak emergencies are among the most expensive plumbing failures we see all year. The good news: a few hours of fall preparation can prevent thousands of dollars of damage.

Indoor Pipe Protection

Cold travels through walls, attics, and unconditioned crawl spaces faster than most homeowners realize. Insulate exposed pipes in your garage, crawl space, basement, and along the perimeter walls. Foam pipe sleeves are inexpensive at any hardware store, and the install takes minutes per pipe. For pipes you can’t reach easily, foil-backed fiberglass strips do the same job.

Outdoor Faucets and Hose Bibbs

Disconnect every hose, drain it, and store it indoors. Water trapped in a hose freezes and the pressure backs up into your hose bibb — a common source of winter pipe failure. If your home has interior shut-off valves for outdoor faucets, close them and open the outdoor spigot to drain the line. Add a foam faucet cover for extra protection.

Sewer Line Inspection

Heavy autumn leaf fall and root activity make late fall an ideal time for a sewer scope. We use in-line cameras to look for root intrusion, offsets, and bellies in your main sewer line — all problems that compound when winter weather arrives. Catching them now is far cheaper than digging in January mud.

Water Heater Check

Cold incoming water makes your water heater work harder all winter. Now is a good time to flush the tank if you haven’t in over a year, and to listen for unusual sounds (a topic we cover in our tankless water heater article). If your unit is over 10–12 years old and showing signs of trouble, replacement before deep winter is much less stressful than during the holidays.

Know Where Your Main Shut-Off Is

Every household member should know how to shut off the main water valve. It’s usually in the garage, near the water heater, or near the meter outside. In a real emergency — burst pipe, failed water heater — every minute matters. Test the valve once a year to make sure it actually closes.
